The Energy Performance Certificate (EPC)

For all property owners : What is an Energy Performance Certificate? (Certificado de Eficiencia  Energética) EPC ( CEE ) Certification in SPAIN

The Energy Performance Certificate (EPC) is now a legal obligation (from 1st  June, 2013) for anyone wishing to market their property for sale or rent.  Failure to have a current certificate may well result in fines which have been  suggested to be up to €200 per day.

The sale of a property will not be permitted without an EPC being present at  the point of sale.

The Energy Performance Certificate provides two ratings: The Energy  Efficiency Rating (EER) relates directly to the property’s running costs and  measures the overall efficiency of a home. The higher the rating, the more  energy efficient the home is and the lower the fuel bills will be.

The Environmental Impact Rating (EIR) relates directly to the property’s  impact on the environment.

The rating given represents the property’s carbon emissions, i.e. the higher  the rating the less impact the property has on the environment.

The Energy Performance Certificate will show the energy efficiency of the  property at the time of inspection. The report will make recommendations for  improvements, with low, medium and high cost measures, and offer advice on  prioritising the different ways of saving energy, in order to reduce fuel bills  and the homes environmental impact.

This report gives you information on:
  • Actual and potential energy efficiency within your home
  • Suggested improvements eg Loft insulation
  • An approximate cost of these improvements
  • Possible cost savings per year if the improvements were  implemented
